ARE THERE MANY PLACES TO EAT OUT?
Yes! Broadstairs has a great many cafes, bars and restaurants within a short walk of the Apartments and you will find many more in nearby Westwood Cross as well as our close neighbour towns of Ramsgate and Margate, with lots of great options slightly further afield in Minster, Sandwich and Canterbury, etc as well. The apartments include the latest copy of Isle Magazine, or you can always pick one up locally or find it online, which includes full food and drinks listings and news of the latest openings, in the Isle Bites section. You will find a huge number of bars and restaurants offering many different varieties of food in Broadstairs and in local area of Westwood Cross. Check our blog for articles about some of the most exciting local eating out options as well. Dont miss Buoy and Oyster in Margate, voted best restaurant in Kent in April 2018 and Wyatt and Jones for Modern British fare, overlooking Viking Bay in Broadstairs, which has been shortlisted and come very close to winning this honour several times.
COULD I TAKE PART IN WATERSPORTS?
Yes of course. We are surrounded by sea. Our new website will list details of local places for water skiing, jet skiing, kite surfing, body boarding and surfing, etc. You can also find out more on the Visit Thanet website.
IS THE AREA GOOD FOR WALKS AND CYCLE RIDES?
You can ride and cycle for miles all along the coast going from Ramsgate to Broadstairs to Margate through to Reculver. Check out the Viking Trail.
IS THERE A WAY TO ACCOMMODATE LARGER PARTIES?
If you have a party larger than can be accommodated in one of the Apartments you may hire out more than one, subject to availability.
IS THERE CAR PARKING AT THE PROPERTY?
Yes, there is an off-street parking space for one car per Apartment. And free street parking directly outside.
WHAT HAPPENS IF A TECHNICAL PROBLEM OCCURS IN THE PROPERTY
You will be sent an arrival pack, in there you will see listed all contact details for either an emergency or general fault reporting.
WHAT IS THE DEPOSIT TO SECURE A PROPERTY?
The minimum booking deposit is 25% of the full cost of the holiday. The full cost payable six weeks before arrival.
When we send you any communication it will include a tracking ID (Customer Number), please try to include this number in the subject line of any email to us, this enable us to quickly identify other communication we have previously had.
We charge an additional £400 deposit for groups of people below the age of 25. This is returned at the end of the let if the property is in a satisfactory condition.
WHERE DO I PICK UP THE KEY TO MY PROPERTY?
Approximately 2 weeks prior to your arrival you will be sent arrival information. This will give you all the information you need to know for your holiday with us including where the key is.
WILL THERE BE PLENTY FOR MY CHILDREN TO DO
Yes, we have small amount of toys provided in the rear seating inside the beach hut area. Locally there is plenty here for children, from the local beaches to fun activities and lots of special events all year round – and of course Dreamland at nearby Margate which includes the Octopus Garden for little ones. Our new website will include an activities section and also in the arrivals guide there is a section dedicated to “what to do for children” including wet weather options.
WHAT PAYMENTS DO YOU ACCEPT?
We can accept payment by electronic bank transfer or Paypal. Your deposit money is required to arrive within 5 working days of your booking, if money is not received after this time your booking will be offered to others.
HOW FAR IS THE PROPERTY FROM THE BEACH?
Generally it will take 12 minutes to walk to Viking Bay beach from the properties. Viking Bay is the main beach in the centre of Broadstairs but you can also walk easily to all the other beaches in town (there are 7 in total) The Apartments are also close to the train station and major bus routes for further exploring. The local area has 26 miles of sandy beaches, stretching either side of Viking Bay towards Margate in one direction and Ramsgate in the other. You can walk from Viking Bay to Ramsgate Royal Harbour, all along the coast in around forty minutes. Check Google Maps for more specific information.
WHAT ARE THE ARRIVAL AND DEPARTURE DETAILS?
• Accommodation arrival is between 3pm to 5pm. (Other arrival times are available on request.)
• The property must be vacated by 10am on day of departure to allow cleaners time to prepare for the next arrivals.
WHO DO I MAKE CHEQUES PAYABLE TO?

WHAT TYPE OF COT CAN YOU PROVIDE?
We provide can provide a high quality travel cot for an additional fee. Just select the option when making your booking. We can also provide highchairs upon request.
WHAT ARE YOUR CANCELLATION TERMS?
Should unforeseen circumstances occur which compromise your stay, our cancellation terms are:
• Within six weeks of your holiday date, no refund is permissible.
• Prior to six weeks of your letting, the deposit will be retained.
CAN I SMOKE INSIDE THE PROPERTY?
No, however smoking bins are provided outside the property.
WHAT ARE THE CLEANING ARRANGEMENTS?
• Towels, tea towels, and all bed linen is supplied
• A weekly clean is included when staying longer than a week

ARE WE ALLOWED VISITORS?
We cannot accept overnight visitors in excess of the number stated for the property, with the possible exception of infants in carry cots.
HOW DO WE GET TO THE PROPERTY?
BY CAR
As a rule, if driving from anywhere except the South West (Devon, Cornwall) of the Country head towards London and then Canterbury/Dover. Following this pick up signs for Ramsgate, Margate or Broadstairs.
If driving from the South West, head towards Dover then pick up signs for Ramsgate, Margate or Broadstairs.
From Eurotunnel terminal in Folkestone it is approximately a 1 hour drive to Thanet on the A20 and A256.
BY COACH (NATIONAL EXPRESS)
Running from London Victoria to Thanet these take approximately 3 hour 20 minutes.
BY TRAIN
There are frequent trains from London Victoria, Charing Cross, St Pancras and Stratford International, as well as from Ebbsfleet and Ashford, to Margate, Broadstairs and Ramsgate. The service running from London St Pancras and Stratford International is on the High Speed 1 (HS1) line and is by far the quickest nthough if you intend to come via this route ensure your ticket is valid for travel on HS1, it is slightly more expensive.
Journey times are approximately 1 hour 22 minutes (St Pancras), 1 hour 50 minutes (Victoria) and 2 hours (Charing Cross).
BY EUROSTAR
The Eurostar terminal connects with trains that go to Thanet, with journey times of 20 to 30 minutes. The Eurostar international service runs to Ashford and London from Brussels, Lille and Paris.
BY BUS
Stagecoach and Eastonways run local bus services in the area. Check their website for bus times and stops.
BY AIR
All four London airports, Gatwick, Heathrow, Luton and City, and also Southend Airport in Essex are all within 2 hours and 30 minutes drive of Thanet.
Note: Visitors arriving at any of London´s airports, who wish to travel by public transport to the area, must first travel to central London and change to a connecting coach or train service with the exception of Gatwick where a change can be made by rail in Tonbridge.

ARE THERE ANY GAMES AT THE PROPERTY?
We provide a selection of games at each of our properties including playing cards, draughts and dominoes.
WILL THERE BE ANYTHING TO READ?
We provide a selection of magazines, including local publications.
FORCE MAJEURE
We cannot accept responsibility or pay compensation where the performance or prompt performance on our contract with you is prevented or affected by any reason of circumstances, which amount to Force Majeure.
Circumstances amounting to Force Majeure include any event which, we could not, even with all due care, foresee or avoid.
